Selling Process & Services

STEP 1: Ready to Sell?


  • Schedule a meeting with a Starfish Realty agent.
  • Discuss and define your wants and needs – growing family, empty nesters, investment property, etc.
  • Establish a game plan and timeframe.
  • Review the necessary paperwork.




STEP 2: Establish Your Pricing Strategy


  • Your Starfish Realty agent will prepare a Comparative Market Analysis (CMA) to establish “likely sale price range."
  • Evaluate current market conditions.
    • Seller vs. Buyer
    • Average days on market
    • Current “like kind” inventory
  • Discuss possible upgrades/updates for best Return on Investment (ROI).




STEP 3: Preparing your Home for Market


You only have one chance to make a first impression.

  • Make minor repairs and fix known flaws – leaky faucet, broken lights, ripped screen, etc.
  • Paint.
  • Declutter helps a room look more spacious and less busy – remove knick knacks, family photos, excess items on shelves or counters, etc.
  • Clean, clean, clean.
  • Stage for optimal showings.




STEP 4: Marketing Your Home


Your Starfish Realty agent will get the word out about your property in multiple ways:

  • Photograph the property.
  • Input property description and upload photos to Multiple Listing Service (MLS).
  • Produce flyer or brochures for visitors.
  • Direct mail campaigns.
  • Digital outreach through email and/or social media.
  • Open houses.
  • Outreach to local Realtors® and other community members.




STEP 5: Review Offer


Discuss all aspects of the offer with your Starfish Realty agent including:

  • Buyers' pre-approval
  • Legal description of the property
  • Offer price
  • Down payment
  • Financing arrangements
  • List of fees and who will pay them
  • Deposit amount
  • Inspection rights and possible repair allowances
  • Method of conveying the title and who will handle the closing
  • Appliances and furnishings that will stay with the home
  • Settlement date
  • Contingencies




STEP 6: Make a Deal


  • Remember, while price is definitely very important, so are many other aspects of the offer. Discuss with your agent the following:
    • Due diligence fee
    • Due diligence period
    • Earnest money
    • Critical dates
    • Seller paid items
    • Personal property to convey
    • Loan contingency
    • Settlement date




STEP 7: Not Done Yet. Time to “Renegotiate”


  • Your Buyers have rights within the contract; especially regarding their Due Diligence Process.
  • You may need to renegotiate based on their findings. Possibly including:
    • Repairs
    • Price adjustments
    • Money in lieu of repairs
    • Date changes
  • All parties will need to sign a document agreeing to any changes in the contract or agreed to repairs.




STEP 8: Closing the Deal


  • You will need to sign the Deed Transfer documents that are prepared by the Settlement Attorney.
  • Attend the Closing and Signing of Settlement Statement.
  • Discontinue utility service(s).
  • Leave appliance manuals, warranties, and any other agreed to or helpful info/document in the house for the new owners.
  • Provide keys, alarm codes, garage door openers, etc. to your Starfish Realty agent so that they can provide to new owners.
